On the buyer’s side this involves finding the home, determining an offer by examining active, pending, and sold comparables and, if there are multiple offers, determining the offer amount and negotiation strategy. We also assist with the inspection and determine if any issues should be addressed by the seller, work with the lender on behalf of the buyer, work with title company and HOA’s to examine the appropriate documents, make sure the loan is completed on time, inspection items are addressed, and the final walk through goes smoothly before a successful closing.
On the seller’s side we start with a home visit where we discuss the many critical aspects to the process. Listening to your needs and timeline, we determine how to stage your home to achieve the greatest buyer appeal, calculate if any improvements are needed and their cost effectiveness, discuss our marketing approach, and look at comparable homes that have sold, are pending, and are for sale to calculate what is the maximum price we can sell your home for while still being competitive and not having appraisal issues.

Next, we work together to determine the best timeline for completing our preparations. Once we’re a week away from putting your home on the market, we begin marketing preparation. Getting all of our marketing materials together so we are fully exposed the day your home goes live in the MLS is just one of the areas where our team shines. This period involves a professional photographer and creating an industry leading video to showcase your home, a website for your home, beautiful, professionally printed brochure, and preparing a social media push, including Facebook ads, email campaigns, AdWords campaigns, and visibility on relevant outlets such as YouTube and Craigslist to name a few. The solar lit “for sale” sign is ordered as we get closer to the launch date. The day your home is listed, we cast a wide marketing net to capture buyers’ attention and create interest. We find interest breeds interest and the more interest, the better the sales price.

Now comes offer negotiation. With over 30 years of experience, we’ll cover all the details to protect your interests. Additionally, all pre-approvals are reviewed with the lenders beforehand. The buyer’s inspection is another negotiation process and oftentimes our network of reasonable and quality contractors save the day. Next is a combination of events; we monitor the appraisal, continually check in with the buyer’s lender for updates, and work with both the seller’s and buyer’s title companies. As we approach closing, we secure the full commitment from the buyer’s lender, so we are clear to close. Finally, we set the closing time and prepare for the big day.
